Why Is Declutter Important When Selling Your Home?

When selling your home, decluttering is one of the first steps.

– What is Declutter?

When selling your home, your real estate agent may suggest you declutter.

This means removing excess furniture, personal items and memorabilia. Items you wish to keep can go into storage.

Clients can see themselves living in your house when your personal items are removed.

– Preparing your house for sale.

Decluttering or Depersonalising your home before selling is an important step in preparing your house for sale.

Instead of overwhelming clutter, potential buyers will now be able to visualize themselves and their personal effects living in your house and so be encouraged to make an offer.

A decluttered home will also give the property stylist a “canvas” to work from when styling your home for those important online listing photos, open home, and a sale.

– Decluttering Tips

Tip #1 – Prepare yourself emotionally

Letting go of your home is not easy and putting away your photos and memorabilia can be an emotional experience. To help you with this remember the goal – you are selling a house and not your home and you want to showcase your house to appeal to the home buyers’ market, to sell quickly and at a good price.

Tip # 2 Remove personal photos and family portraits – i.e. depersonalise

Take down all family photos, portraits and pictures hanging on the walls including those on countertops, shelves, cupboards and fridge doors. Remember to remove all reminder notes, children artwork no matter how cute they are, and whiteboards.

Tip # 3 Declutter Shelves

All shelves are to be cleared, dusted and wiped clean. Keep a few decorative items and books as accessories to use when staging your home to create an appealing organised display and focal point.

Remove damaged book dust jackets and cover them with white or neutral colour paper. Place a book on travels (not your photo album) on the coffee table, a recipe book in the kitchen and a book on a bedside table.

Bathroom items can be stored in the bathroom cupboard and this includes shower caps, sponges and cleaning items.

Tip # 4 Start Sorting and Packing

Go through each room and make a list of items to remain for staging the house and those that may have to go into storage or to your new home. Unwanted items can be donated or discarded.

Pack away ornaments, showcase items, trophies and framed certificates. Label the boxes according to rooms and contents. You will glad you did. It will help you when unpacking at your new home.

Tip # 5 Remove items that may offend

Potential buyers attending open home come from different backgrounds, cultures, races and religions. It is best to remove items that may offend and if you are unsure, rather remove the item than lose a sale.

CREATIVE SOLUTIONS FOR SMALL APARTMENT STYLING

Our professional Property Stylists applied creative styling solutions to this tiny 35sqm loft-style studio apartment. Styling it in a way that will best compliment the property and appeal to the buyers’ market.

1. Creative Solutions for Small Apartment Styling

Our property styling techniques and methods applied here can also be applied to any small area in your home. Areas such as the home office, nook or study.

Keeping in mind natural light, the colour of the walls and flooring, and looking out for any detail that may create the wow factor (focal point) for this tiny apartment, we set out to style this cutie.

2. The Colour Palette

We kept the colour pallet soft and neutral, whilst incorporating soft splashes of colour by adding plants, teal coloured cushions and accessories. Lighter colours help reflect natural light pouring through the windows. The subtle pops of colour made the area feel playful and vibrant without dominating the space.

3. Using Versatile Seating Space

We used a light grey two seater-sofa with narrow armrests. A sofa with large overflowing armrests will take up too much visual space and make the area appear smaller. We want to create the exact opposite.

We opted for a single accent chair in the opposite corner and also incorporated a narrow console table that can serve both as a study desk or a bench at which to have your meals.

4. Decorating a Lifestyle

Initially, the owner of the tiny apartment used this area solely as a rumpus/living area.

What have we successfully accomplished here?

5. Accessorise Completes the Style

Accessorising completes a style and gives it character.

- We used two smallish rugs. The round rug under the accent chair creates a focal point.
- The rectangle rug (at the sofa) defines the “living area.”
- A side table is space-saving and can substitute as a coffee table.
- Instead of artwork, use a wall mirror. Mirrors reflect light and create a sense of more space.
- Add some plants. Plants (artificial or real) make a space more aesthetically pleasing. A tall plant will add height to the room.
- Use small decorative items. Be careful not to clutter.

7 Fundamental Elements of Interior Design

“Your home should tell the story of who you are and be a collection of what you love.” (Nate Berkus)

Understanding and applying the 7 Fundamental Elements of Interior Design when decorating your home will affect the overall outcome of your styling.

These elements all work together to establish harmony, balance, interest, practicality within the area you are working on.

1. The Element of Light

“Light is the first element of design; without it there is no color, form, or texture.” Thomas E. Farin

The quantity and quality of light within an area affects our perception of what we perceive.

External sources such as the time of day and the season influence natural light and should be taken into consideration when choosing colours.

Light determines the overall mood and ambience of the space.

Artificial light from a floor lamp or downlight lighten darker areas.

2. The Element of Space

There are two basic types of space: Positive (the area containing objects) and Negative (the vacant area between objects).

It is important to create a balance of these to achieve ease of movement within the area. When considering the element of space, it is important to consider height too.

We tend to focus more on the length and width of a space. Use items such as accessories, furnishings, curtains, and artwork of and at different heights to create diversity yet fluidity.

3. The Element of Line

“Decorating is autobiography.” (Gloria Vanderbilt)

Lines have position and direction in space. They can be vertical, horizontal, or dynamic (e.g., zig-zags)

Lines create illusions within a space.

Horizontal lines make a room appear wider and create a feeling of security.

Vertical lines are expressive and bold and make a room appear higher.

Dynamic lines do not conform to the norm. They express movement, energy, and interest.

Use lines strategically to create balance in the area.

4. The Element of Form

Forms describe the contours of a three-dimensional object. i.e. having length, width and depth. They could either be geometric (mathematically precise) or free-form, created by nature.

Balance is key. Too many geometric forms (or shapes) can make an area feel “boxy”. If there are too many organic shapes an area can be made to feel too busy.

5. The Element of Colour

When choosing colours for your space, it is important to understand the psychology behind colour and using that to your advantage by selecting colours that will evoke certain moods and reactions relative to the space. For example, using cooler colours such as blues and greens for a bedroom is recommended as they produce calming effects.

6. The Element of Texture

Texture is the way an object feels to the touch or by observing it. For example, the brick wall does not have a smooth finish (texture observed)

Different textures are used to create visual interest in an area. Using woods, metals, different fabrics/materials are all great ways to achieve this.

Study this image and count how many different textures you can see.

7. The Element of Pattern

Pattern is a repetition of shapes, lines, and design. Patterns add interest and motion to the design. There are occasions where the pattern coincides with texture, e.g., decorative cushions and rugs.

Too many patterns in a room can look too chaotic. Use patterns to draw attention to a focal point or area.

If you have more than one item with the same pattern, consider placing one of the items at a different angle.

Preparing Your Home for Winter

Autumn is upon us! Don’t you just want to spend as much time as possible indoors, keeping warm? (Particularly all rugged up on the sofa!)

Staying indoors during the winter months need not be grey and gloomy.

Here are 5 easy and relatively inexpensive suggestions for preparing your home for winter by our Property Stylists and Indoor Decorators.

1. Swap the Bright White Lights for Warm Light Bulbs and Candles

Switching cold-white lamp bulbs for warm-yellow bulb makes such a huge difference! The hints of yellow light make a room feel relaxing, warm, and inviting similar to having sunlight shining through the windows.

And the ultimate drawcard – a wooden wick candle.

Wooden wicked candles make a crackling sound when burning, almost like the soothingly sounds of a fireplace.

2. Pile on layers of different texture

Mix and match throws of different texture is great for this time of year.

Layering the different textures of varying bold and complementary colour, add diversity, a sense of warmth and comfort. Oh! and by the way, you can add more than one throw to your bed for style and warmth.

Flooring is very important to consider especially if you have tiles. Add a rug or two of different texture for variation and interest.

Rugs add warmth and make an area feel more cosier.

Ignore the ‘less is more’ rule when preparing your home for winter. Add as many cushions, throws and rugs as you’d like!

3. Bring out the warm colours.

Scientific studies have proven that our brains see and react to certain colours. This is why Autumn colours such as red, orange, brown and yellow actually make us feel warmer.

During the chilly, winter period incorporate these colours in your soft furnishings (eg. rugs, cushions, throws, etc.) and try to avoid some of the cooler colours such as blues, greens and purples.

4. More timber, less glass and metal!

Using timber in your home is a great way to achieve a sense of added warmth.

The brown and beige tones of timber give a feeling of warmth and comfort. Timber being natural and organic introduces the outdoor elements into your home.

Accessorise with items of wood. Swap Ceramic or glass lamp bases for wooden ones. Place wooden vases and bowls as decorative items on a console table.

5. Create a cosier space with a different furniture layout.

Large living areas and open spaces create spaciousness and areas where natural light can abound.

In winter we tend to seek warm and cosy nooks!

A great, affordable idea is to simply rearrange your furniture.

Move furniture items closer together. Place items closer together on rugs. If you have too many items, remove a side table or place an armchair in a corner to create a reading nook.
